On May 18, 2026, UBS analyst Michael Goldsmith raised the company’s price target for Public Storage (NYSE:PSA) to $314 from $276 and maintained a Neutral rating on the stock.
Meanwhile, Goldman Sachs raised the company’s price target for Public Storage (NYSE:PSA) to $341 from $330 and maintained a Buy rating on the stock after better-than-expected first-quarter earnings and occupancy. Goldman Sachs said fewer customer moves and resilient occupancy allowed the company to boost move rates, with April move rates flat to slightly positive. The firm also highlighted management’s view that client health remains strong despite macroeconomic uncertainty.

Last month, Public Storage (NYSE:PSA) reported first-quarter FFO of $4.22, ahead of the consensus estimate of $4.13. Revenue totaled $1 billion, missing the consensus estimate of $1.21 billion. Public Storage also reported core FFO growth of 2.4%, total Self-Storage growth of 2.6% and same-store net operating income margin of 77.1%, up 0.4% from the first quarter of 2025. CEO Tom Boyle said the results reflected “differentiated strategies” and pointed to the pending acquisition of National Storage Affiliates as a way to drive earnings-per-share growth, improve customer experience, unlock operational advantages and kick-start your value creation engine.
